As the Vice President of Corporate Real Estate at TQL, you will lead the strategic management of our real estate portfolio, ensuring our facilities and operations align with the company's broader business goals. This executive role reports directly to the CFO and requires a highly experienced leader in real estate portfolio management, facility operations, and strategic cost management. You will drive efficiencies, foster a positive workplace environment, and ensure optimal use of our real estate assets while supporting organizational growth.


Key Responsibilities:

  • Real Estate Portfolio Strategy & Management:
    • Lead and manage the company’s real estate portfolio to ensure it aligns with TQL's strategic objectives.
    • Design and implement long-term real estate strategies that drive business growth and maximize asset value.
    • Oversee lease negotiations, manage lease agreements, and build effective relationships with landlords and property owners.
    • Identify opportunities for property acquisitions, leasing, or dispositions to enhance portfolio performance.
    • Ensure compliance with all legal, regulatory, and operational real estate requirements.
  • Facilities Management Leadership:
    • Lead the Facilities Management team to ensure seamless day-to-day operations of corporate facilities.
    • Develop and execute best-in-class processes for maintenance, security, and workplace services to enhance employee satisfaction and operational efficiency.
    • Manage key vendor relationships for essential services such as janitorial, security, and maintenance.
    • Oversee capital projects and facility improvements, ensuring they meet functional, aesthetic, and sustainability goals.
    • Ensure compliance with health, safety, and environmental standards, while promoting a safe and productive workplace.
  • Financial Oversight & Optimization:
    • Develop and manage real estate and facilities-related budgets, tracking costs and identifying areas for improvement.
    • Implement cost-effective strategies, identifying opportunities to drive efficiencies across real estate and facilities operations.
    • Provide executive-level financial analysis and reporting on the performance and ROI of real estate investments and facilities management.
  • Strategic Real Estate Planning:
    • Partner with senior leadership to align real estate strategies with TQL's corporate goals and growth trajectory.
    • Proactively assess and plan for future real estate needs, including expansion, consolidation, or other adjustments in response to business evolution.
    • Evaluate and recommend strategic real estate investments, acquisitions, and dispositions.
  • Team Leadership & Development:
    • Build, mentor, and inspire a high-performing team of real estate and facilities management professionals.
    • Set clear objectives, priorities, and performance expectations for the team.
    • Foster a culture of innovation, excellence, and collaboration across the department.


Qualifications:

  • 10+ years of senior leadership experience in corporate real estate and facilities management.
  • Proven expertise in managing large, multi-state commercial real estate portfolios (international experience a plus).
  • Strong skills in contract negotiations and vendor management, including facilities-related services.
  • Expertise in short- to mid-term leasing strategies and ownership of complex build projects from concept to completion.
  • Experience in high-growth, fast-paced, large-scale organizations.
  • Familiarity with 24/7 facility operations, including maintenance, security, utilities, backup power systems, and workplace services.
  • Knowledge of on-prem data centers and network infrastructure.
  • Ability to quickly build trust and credibility with internal stakeholders and lead organically grown teams.
  • Highly adaptable and driven by continuous improvement and exceeding expectations in a rapidly evolving environment.
  • Strong executive presence, exceptional communication, and presentation skills.
  • M&A experience, particularly in real estate acquisitions.
  • Ability to travel up to 20%.
